摘 要
建筑工程项目是一个投资额较大，且建设期较长，在实施过程易受周围环境的影响的项目。由于目前房地产发展形势的不稳定，为减少建筑工程项目所面临的风险，提高建筑工程项目投资的可靠性与安全性，在建筑工程项目投资之前，必须对项目进行经济评价。
本篇论文首先阐述了研究建筑工程项目的意义所在，并对所要采取的经济评价进行了分类，阐明研究思路与研究现状，为接下来的更为细致而深入的分析提供了理论支持。其次，对研究中所要用到的相关理论与分析方法进行了说明，主要采取的方法有两种：国民经济评价法和财务评价法，并对两种方法的联系与区别做了介绍。第三部分对现阶段建筑工程项目的经济评价所存在的各种问题进行分析，阐述问题产生的原因，最后以个人的理解对建筑工程项目的经济评价所存在的问题进行分析。第四部分，采取案例分析的方法把理论与实际相结合细致的讨论了经济分析的应用，首先探讨了经济评价在建筑工程项目各阶段的应用及案例分析，论述了建筑工程项目在规划阶段的经济评价、建筑工程项目在设计阶段的经济评价以及建筑工程项目在施工阶段的经济评价，然后具体以某商业综合体项目经济评价为例，前期叙述项目的概况及对其市场的研究，接着从项目建设规划方案和建设条件入手，制定建设方式及进度安排，紧接着进行具体的经济分析，对投资估算与资金筹措、投资分析基础数据的预测和选定、项目经济效益评价、风险分析等几方面进行分析，结尾以财务观点提出财务评价的结论与财务评价的建议。文章最后以提高建筑工程项目的措施为结尾。全文理论与实际相结合，研究问题并解决问题，对建筑工程项目的经济评价提出了个人见解。
建筑工程项目的经济评价对于建筑企业的正常运行具有重要的作用，建设项目评价应该包括可行性评价和对公共环境影响的评价。可行性评价应包括能否顺利建设成功和建设好后能否产生较大的效益（经济效益、社会效益）。可行性评价差，投资者不划算，就会减少投资人的投资兴趣；对公共环境影响的评价差，政府就会禁止或限制建设。

Abstract
Architecture is a striking feature of the project investment is larger, and theconstruction period is longer, in the process of implementation of vulnerability tothe surrounding environment, the influence of investment risk is bigger. At the sametime, because of the uncertainty of the current market economy, to reduce the riskof construction project, ensure the safety and reliability of the construction projectinvestment, before the construction project investment, must be conducted on theproject economic evaluation. This paper first expounds the research the meaning ofconstruction project, and have to take the economic evaluation are classified,clarify research ideas and research present situation, for the following more detailedand in-depth analysis provides a theoretical support. Secondly, used in the studywere related to illustrate the theory and analysis method, mainly adopt the methodhas two kinds: national economic evaluation and financial evaluation method, andthe relation and distinction between the two methods is presented. The third partanalyzes the current construction project economic evaluation of all kinds ofproblems, and the reasons of the problems, finally aimed at building variousproblems of the economic evaluation of the project. The fourth part, case analysisapproach to integrating theory with practice and detailed discussed the application ofeconomic analysis, firstly discusses the economic evaluation in every stage of theconstruction engineering projects and case studies , this paper discusses theconstruction engineering projects in the planning phase of the economic evaluation,economic evaluation in the design phase of the project, and the economic evaluationof construction engineering project in the construction phase, and then specific to abusiness combination project economic evaluation as an example, the early stage ofthe related project overview and the study of its market, and then from the projectconstruction planning and construction conditions, formulate construction methodand schedule, followed by a detailed economic analysis, the investment estimationand fund-raising, investment analysis based data for the prediction and selected,project economic evaluation, risk analysis and so on were analyzed, and the endfinancial evaluation conclusions and Suggestions are put forward. Finally, in orderto improve the engineering measures for the end. Construction project economic evaluation for the normal operation of theconstruction enterprise plays an important role, it can strengthen enterprise financialand accounting supervision, prevent the fraud of senior management, but also toensure that the interests of stakeholders play an important role,so the construction ofthe project economic evaluation not only has important practical applications, andbuilding the economic evaluation of the project has been the focus of the theoreticalcircle. Construction engineering project operation problems should be found on theconstruction of the project economic evaluation related causes. Only in this way cankeep construction enterprise long-term competitive advantage. Constructionengineering project is a series of process, the goal is to top management in order toachieve good operating construction engineering project, to build a good reliable setof financial system involves a variety of activities.
